Welcome to
Vantage Point Townhomes HOA is a 56-unit Homeowners Association Community located in
Streetsboro, Ohio built on 4.482 acres along two private streets maintained by the Association,
Beverly Lane and Adele Drive. The common areas consist of two retaining ponds, 37 guest parking
spaces, and common area greenspace which are bordered by a creek and a ravine on the
northern border of the parcel.

All 56 units are two-story townhomes, made up  of 1,080 square feet and consist of two bedrooms,
one and half baths with a full basement,and a private patio or deck and a one car attached garage.

Conveniently and centrally located in the City of Streetsboro, Ohio at Frost Road and State Route
43, Vantage Point Townhomes is in close proximity to I-480 and the Ohio Turnpike, providing easy
driving access to many points in Northeast Ohio. Vantage Point is also closely located to many
shopping, recreational and educational facilities.

Vantage Point Townhomes Homeowners’ Association. Snow plowing, lawn mowing, tree and shrub
care, street, sidewalk and mailbox maintenance are covered by the homeowners’ monthly

The Vantage Point Townhomes Homeowners’ Association is governed by a three person Board of
Directors elected with staggered terms which at least one board member is elected annually by a
majority vote of Vantage Point Homeowners. The Board members serve without compensation and
are responsible for making the decisions affecting the Association Property. Board meetings are
held quarterly with an Annual Owners membership meeting held May of every year at which Board
Member elections are conducted.

A professional Association Property Management firm handles the day-to-day management of the
Association. The Management Company carries out the Board’s decisions and handles
communications by and between the Homeowners, Contractors and Vendors. It is responsible for
collection of monthly maintenance fees, obtaining bids for services rendered to the Association,
and monitoring these services as well as all financial transactions.

The Vantage Point Townhomes HOA is in an enviable position among other HOA's and condo
association of being fully funded in their reserves, providing long-term fiscal stability for many
years to come and minimizing the potential of annual increases in monthly homeowner
maintenance fees.
